Phases I – III, Redhills Road

Being sold by Colliers as receiver on behalf of West Property Register (RBS), the freehold estate had lacked any significant asset management in the medium term prior to sale. The tenure was split with phases I & II in hand and Phase III already sold off on a long lease.

With Phases I & II unbroken, it was obvious during liaison with the occupational tenants that there was a pent up demand for freehold sales to the occupiers.

Upon purchase, the vacant units were refurbished and they, along with the occupied units, were easily sold on a freehold basis in a period where credit was freely available.

The freehold interest in Phase III has been retained by BHP for its future marriage value.

  • To improve the value of the vacant units through limited refurbishment

  • As Freeholder of all 3 phases, BHP had to undertake overall management of the estate

  • The freely available credit market may become more challenging
